Near connects landlords with local service providers for rental property maintenance in San Jose, Palo Alto and the cities between them. You describe a repair or cleaning job, see the price, and approve it. Near sends the request to local providers, and your job is confirmed once one accepts. Your payment is authorized when you approve and collected when a provider confirms the job.

The problem

Fixing a Rental From Far Away Shouldn’t Take a Week of Phone Calls

If you are an absentee landlord or an out-of-state landlord, maintenance on a rental property rarely comes at a good time. A tenant reports a leak. You search for a plumber in a city you don’t live in, call a few, and wait for quotes.

Then the harder questions start. Is the price fair? Will anyone show up? Will the bill grow once the work starts? You can’t walk over and check, and your tenant is waiting while you chase.

This service is designed for landlords who manage their own rentals, typically one to five properties, in the San Jose or Palo Alto area. You don’t need a property manager for every repair. You need a clear way to get one job done at a price you agreed to.

How it works

How Near Handles Rental Property Maintenance Requests

Every job follows the same seven steps, and nothing goes ahead without your approval.

  1. 1Describe the Job.Tell Near what needs fixing or cleaning, and enter the rental’s address.
  2. 2See the Price.Near shows an estimated price and scope of work. You can adjust the scope or set your own price.
  3. 3Approve and Proceed to Booking.Your payment is authorized, but you aren’t charged yet.
  4. 4Near Sends the Request. It goes to local providers who cover that address.
  5. 5A Provider Confirms.Once a provider confirms, your payment is collected. If none accepts, you aren’t charged.
  6. 6Schedule.The provider contacts the person at the property by email or phone to set a time. If the provider cancels after payment is collected, you get a full refund.
  7. 7Complete.The provider does the work. Any extra work needs your written approval first.
1. RequestYou approve and proceed to booking. Your payment is authorized, not charged.
2. Confirmed JobA provider accepts it, and your payment is collected.
3. Scheduled AppointmentA time is set with the person at the service address.

Your approval submits a request. It becomes a confirmed job when a provider accepts it, and a scheduled appointment once a time is set. Providers choose which jobs to take, so Near can’t promise someone will accept, or say how soon.

Trust

Who Does the Work on Your Rental

Providers on Near are independent local businesses that sign up through Near Pro. Near checks each provider’s identity before they can take jobs. Where the law requires a license or insurance for a type of work, Near checks those too. Near can’t guarantee the quality of the work, so if something isn’t right, you can report it after the job.

Providers follow a reliability policy. They tap “On My Way” when heading to a job, cancel through the app if they can’t make it, and call about access problems. If a provider cancels after your payment is collected, you receive a full refund.

If something goes wrong, report it within 7 days of the job at customercare@near.biz or through the contact page. Near may issue a refund or credit after helping both sides sort it out. The full rules are on the trust and safety page.

FAQs

Questions Landlords Ask About Rental Maintenance on Near

Do I Approve the Job Before Anything Happens?

Yes. You review the scope and price, then approve. Nothing goes to local providers until you do. Your approval submits a request. A provider confirms the job by accepting it, and it becomes a scheduled appointment once a time is set. Your payment is authorized when you approve and collected only when a provider confirms the job.

Is My Request a Confirmed Appointment?

No. A request becomes a confirmed job when a provider accepts it, and a scheduled appointment once a time is set. Providers choose which jobs they take, so Near can’t promise that someone will accept or say how quickly. Until a provider confirms, nothing is booked and your payment hasn’t been collected.

What If No Provider Accepts My Request?

You aren’t charged. Your payment is authorized when you approve, but it is collected only when a provider confirms the job, so if no one accepts, nothing is collected. If a provider cancels after your payment is collected, you receive a full refund.

How Does a Provider Get Into My Rental?

The provider arranges a time directly with the person at the service address, by email or phone. At checkout, you can add access instructions, such as a lockbox note or a request to call first. Let your tenant know who to expect.

How Is the Price Set, and When Am I Charged?

Near prepares an estimated scope and price for your job, and you see it before you approve. You can adjust the scope or set your own price. The price you approve is final unless you approve a change. Your payment is authorized when you approve and collected when a provider confirms the job. If the provider cancels the job after payment is collected, you receive a full refund.

What If the Job Needs More Work Than the Price Covers?

The price you approved stays final. Any change to the price or scope needs your written approval in Near before the extra work begins, so the bill can’t grow without your say.

Which Areas Does Near Serve?

Near serves landlords with rentals in San Jose, Palo Alto and the cities between them, including Santa Clara, Sunnyvale, Mountain View, Los Altos and Cupertino. Enter your rental’s address to see the services and prices available there.

Can I Book Turnover Cleaning Between Tenants?

Yes. You can request tenant turnover cleaning, including move-out cleaning, for the same address. You see the price first and approve it, like any other job.

Does Near Manage My Tenants, Lease or Rent?

No. Near handles maintenance and cleaning requests. It doesn’t screen tenants, handle leases, collect rent or manage your property. You stay the landlord and decide on each job.

Are Near Providers Vetted, Licensed and Insured?

Providers are independent local businesses. Near checks every provider’s identity before they can take jobs, and checks licenses and insurance where the law requires them. Near can’t guarantee the quality of the work, so you can report any problem within 7 days of the job at customercare@near.biz.
